Strategy & Consulting · Real Estate
Real estate strategy that gets built, not just underwritten
A deal can pencil on a spreadsheet and still stall in entitlement, leasing, or execution. We work the strategy and feasibility with you and stay through the project management that turns an approved pro forma into a delivered, stabilized asset.
The Outcome
What strategy that ships gives you
Not a deck that dies in a drawer — a decision you can defend and the execution to make it real.
A go / no-go you can underwrite to
Feasibility that stress-tests demand, absorption, cost, and returns against real market data before capital is committed.
A development or repositioning plan that holds
An execution roadmap sequenced around entitlement, capital, and leasing — not an optimistic timeline.
A partner accountable through stabilization
Project management that carries the asset from decision to delivery, with owners, milestones, and straight status.
How we work
Here’s how we’d work it — and stay to execute
We won’t hand you a strategy deck and walk away. What follows is exactly how we’d work the decision you’re facing — grounded in your real situation and data, resolved into a clear recommendation, and then executed with you. Where the answer turns on something we can’t yet know, we build to test it rather than guess, and every conclusion is one you can trace and defend.
Who it’s for: Owners, developers, operators, investors, and occupiers weighing an acquisition, development, repositioning, market entry, or portfolio move — leaders who want strategy grounded in a real pro forma and a partner who helps execute it, not just underwrite it.
The Core Workstreams
How we’d work the problem
Four connected pieces, tailored to the decisions a real estate owner or developer actually makes. We start from your pro forma, your market, and your constraints — not a generic model.
Strategy
Investment & portfolio strategy
The question: Which markets, product types, and assets deserve capital right now, and what should we hold, sell, or reposition?
What we’d deliver: A portfolio and growth strategy built from your holdings, return targets, and market position — ranking opportunities by risk-adjusted return and readiness, with the trade-offs and a clear recommendation you can take to investors.
Feasibility
Feasibility & market study
The question: Does this development, acquisition, or repositioning actually work once demand, absorption, cost, and returns are all on the table?
What we’d deliver: A feasibility study covering market demand and absorption, comparable rents and sales, construction and operating cost, entitlement risk, and a full return analysis — ending in an honest go / no-go and the assumptions that would flip it.
Execution
Development & execution roadmap
The question: We’re moving forward — how do we sequence entitlement, financing, design, and leasing so the plan survives real timelines?
What we’d deliver: A phased roadmap that maps entitlement, capital, design, construction, and lease-up dependencies, sequences the critical path, and names owners and decision points at each milestone.
Delivery
Project management to delivery
The question: Who keeps the deal on schedule and budget across brokers, lenders, GCs, and the municipality?
What we’d deliver: Hands-on project management — governance, budget and schedule tracking, and coordination across brokers, lenders, architects, contractors, and municipal stakeholders — run through delivery and stabilization, with transparent status throughout.
The Fuller Scope
Other places this work pays off
The same senior-led, execute-first approach applies across the strategic decisions real estate leaders wrestle with.
Highest-and-best-use analysis
Test what a site or asset should actually become — by demand, cost, entitlement, and return — before committing to a program.
Acquisition due diligence
Pressure-test a target’s underwriting, market assumptions, and operating plan so you bid with conviction, not hope.
Repositioning & value-add
Model a reposition or renovation honestly, then manage the capital plan and lease-up that realize the value.
Market entry or exit
Assess whether to enter or leave a market, and sequence the move so it doesn’t strand capital or people.
Mixed-use & phasing strategy
Work through program mix and phasing on a complex site, then build the roadmap that gets phase one delivered.
Occupier location strategy
Help a corporate occupier decide where to expand, consolidate, or relocate, then manage the transition.
Stalled-project turnaround
Step into a development or repositioning that has slipped, rebuild the plan and governance, and drive it to delivery.
Decisions this work informs
Decisions this work informs
Strategy is only worth it if it changes a decision. Here’s what ours is built to inform.
Feasibility go / no-go
A feasibility study that weighs demand, absorption, cost, and return so you commit — or pass — with the risks visible.
Which market first
Portfolio and market strategy that ranks opportunities by risk-adjusted return and execution readiness.
Buy, build, reposition, or hold
A structured comparison of each path with the operational and financial trade-offs made explicit.
Where to deploy capital
Return and capital models tied to real comps and cost data you can defend to investors and lenders.
How to phase the project
An execution roadmap sequenced around entitlement, financing, and leasing to protect the critical path.
On-budget, on-time delivery
Project management with owners, budget and schedule tracking, and honest status through stabilization.
We ground every engagement in your real situation — your pro forma, actual comparable rents and sales, construction and operating costs, and market data — not assumptions lifted from a template. Before recommending a direction we document the current baseline and every assumption behind the return math, so you and your lenders can see what drives the outcome and challenge it. We do not invent absorption rates or promise a return we cannot trace to the data; where the market read is uncertain, we say so and show the sensitivity.
The Engagement
Rigorous, grounded, and executed
A scoped engagement built to answer a specific decision — strategy, feasibility, or the roadmap to execute — not a generic overview. We frame the question, do the analysis, and resolve it into a recommendation you can act on.
Strategy that ships. Unlike most firms, we don’t stop at the recommendation — we bring the project management to implement it, so the decision becomes results rather than a filed report.
Every decision is different. The scoping call is where we frame the question worth answering.
How It Works
From question to executed decision
-
Frame the question
We define the real decision at stake and the specific questions the work must answer, so nothing gets studied that doesn’t move the call.
-
Analysis & feasibility
Grounded analysis — market, competitive, operational, or feasibility — built on your real situation and credible, cited data.
-
Options & recommendation
The findings resolved into clear strategic options and a recommendation, with the trade-offs and the reasoning laid out to be checked.
-
Roadmap
A sequenced, owned, resourced plan to execute the chosen path — the bridge most strategy work never builds.
-
Execute with you
We stay on to project-manage the implementation, keep it on track, and adjust as reality tests the plan.
FAQ
Real Estate — strategy & consulting questions
Do you actually help execute, or just underwrite the deal?
We stay to execute. The strategy and feasibility work is the starting point; our differentiator is the project management that carries a deal from approval through entitlement, construction, and lease-up to a delivered, stabilized asset.
What does a feasibility study cover?
Market demand and absorption, comparable rents and sales, construction and operating cost, entitlement risk, and a full return analysis — ending in a clear go / no-go and the assumptions that would change the answer.
Will you guarantee a return or absorption figure?
No. We model returns from real comps and cost data and state the assumptions openly, but we do not fabricate absorption rates or guarantee a number we cannot trace to evidence. We show the sensitivity instead.
Can you coordinate brokers, lenders, and contractors?
Yes. Project management across brokers, lenders, architects, general contractors, and municipal stakeholders is core to what we do — we keep the critical path and budget honest across every party.
Who leads the engagement?
Senior people do the work. The people who scope the engagement are the ones running it — no handoff to junior staff after the sale.
Can you step into a project that has already stalled?
Yes. We regularly take on a development or repositioning that has slipped on time or budget, rebuild the plan and governance, and drive it to delivery.
Do you work with occupiers as well as owners?
Yes. We help corporate occupiers with location, expansion, consolidation, and relocation strategy, then manage the transition through execution.
How is this priced?
Scoped to the decision and the execution work involved, agreed up front. We would rather right-size the engagement than oversell it — talk to us about the specific deal or question you are facing.
