Do you replace AppFolio, Buildium or Yardi?

Usually not, and we will say so on the first call. Those are mature products and if one is serving you, keep it. What we build is the layer around it that it does not cover - owner reporting the way your owners actually want it, turnover tracking, or a resident and contractor door that the platform charges per seat for.

We run short-term and long-term. Is that a problem?

It is the normal case, and it is why generic property software struggles. Long-term is leases, rent and maintenance. Short-term is channel calendars, cleaning turnarounds and nightly pricing. One system can carry both, but only if it was built knowing it had to.

How do the channel calendars stay in sync?

Two-way iCal sync with the listing channels on an automated schedule, so a booking on one channel closes the dates on the others without anyone touching it. We have this running in production against Airbnb, VRBO and Hipcamp.

How many doors do we need for this to make sense?

There is no threshold we will quote you, because it depends on how much of your week the admin is eating rather than on the door count. If month end takes a day and a half and turnovers are tracked in your head, the arithmetic usually works. If you have a handful of doors and a spreadsheet that is coping, it does not.
