Dallas is a headquarters and finance town, and the banks here read a lot of plans. The ones that clear underwriting are rarely the most ambitious; they are the ones where the projections reconcile to the tax returns and the use of funds survives a second reading. Being down the street from the lenders means the revisions happen in a room rather than over a fortnight of email.

The plans we write here are most often for a second location, an acquisition of a competitor, or an SBA-backed purchase of the building a business already rents. Each of those has a different burden of proof, and the document is built to carry the one that applies rather than a general-purpose narrative.

The mistake we see most often is a plan built backwards from the number the owner wants to borrow. Underwriting catches that almost immediately, because the revenue required to service the debt is not supported anywhere in the operating history or the market evidence. The plan then comes back for rework, and the second submission is read more skeptically than the first.

So the sequence is fixed: capacity and pricing first, then what those actually produce, then what that can service. Where the answer is a smaller facility than the owner hoped, we would rather say so in week two than have a credit committee say it in month three.

The alternatives here are a national plan-writing service that never sees the business, or a local accountant extending into advisory. The first is cheap and reads like it; the second is often excellent on the numbers and thinner on the market case. If your plan is straightforward and your accountant is willing, that route is worth taking before ours.
